Frequently Asked Questions

Clear answers so you can make a confident decision. Selling a home as-is is not something most people do often — it is normal to have questions.

Q: Do I have to accept an offer?

I was overwhelmed by how much work the house needed. Every contractor gave me a different number, and I felt stuck. OIP Homes walked me through my options without making me feel embarrassed about the condition. I sold as-is and finally felt relief.

Q: Will I be pressured to move forward?

No. We do not believe in high-pressure tactics. Our role is to explain your options clearly so you can make an informed decision. If you decide not to move forward, that is completely okay.

Q: How do you determine what my home is worth?

We look at several factors including the condition of the property, recent sales in the area, and the work that may be needed. We also consider your timeline and any unique aspects of your situation. We explain how we arrive at numbers in plain language so you understand what is being considered.

Q: Do I need to make repairs or clean the house?

No. We buy homes as-is. You do not need to fix anything, clean everything, or prepare the house for showings. Many of the homeowners we work with choose this path specifically to avoid taking on more projects.

Q: Are there fees or commissions?

No. When you work directly with OIP Homes, there are no agent commissions or hidden fees. We cover standard closing costs associated with the purchase. If there are any unusual costs tied to the property itself, we discuss those openly so there are no surprises.

Q: How quickly can the process move?

The timeline depends on your situation and what you need. Some homeowners want to move quickly. Others need more time because of family, work, or other responsibilities. We do our best to create a timeline that fits your needs whenever possible.

Q: What if I am dealing with tenants?

We regularly speak with homeowners who have tenant-occupied properties. Every situation is different, and we take the time to understand the details before discussing possible solutions. Our goal is to reduce stress, not create new problems.

Q: Can you help if the property was inherited?

Yes. Many of the homeowners we work with are managing inherited properties. We understand that these situations can involve multiple family members, legal processes, or homes that have been vacant for a long time. We move at a pace that makes sense for you and explain each step clearly.

Q: What if my situation is complicated?

Complicated situations are often why people reach out to us. Repairs, title questions, financial pressure, unusual properties, or tight timelines can all make a traditional sale difficult. We take the time to understand what is going on before suggesting any path forward.

Q: What happens after I submit my address?

Submitting your address simply starts a conversation. We review the basic property details and then reach out to learn more about your situation. From there, we talk through your options so you can understand what is possible. There is no obligation and no commitment at this stage.

Q: What if I change my mind?

You are always in control of the decision. If at any point you decide not to move forward, that is okay. Our goal is to provide clarity, not to lock you into something that does not feel right.

Q: Do I have to move out right away?

Not necessarily. In some situations, flexible timing can be part of the solution. We talk through your timeline early in the conversation so we understand what you need.

Q: What if selling is not the best option for me right now?

We will tell you. Sometimes the most helpful outcome is understanding what not to do. If selling to us does not make sense for your situation, we would rather you know that than feel pushed into a decision you may regret.
